Introduction
So many families living in rented accommodation would love to own a house, but are held back by the cost of land and the high bank markup. The Wazir Azam Apna Ghar Program (Ghar Ho Tu Apna) is the government’s solution to that. Under the scheme, eligible Pakistani citizens can get a housing loan of up to Rs. 1 crore. The markup is fixed at 5% for the first 10 years, and the loan can be repaid over a period of up to 20 years.
In this guide, you’ll find information on eligibility, loan slabs, monthly installments, required documents, how to apply, your application status, and the most up-to-date information. Only information that can be confirmed from credible sources has been included.
What is the Wazir Azam Apna Ghar program?
The Wazir Azam Apna Ghar Program (officially the Wazir-e-Azam Apna Ghar Program – Ghar Ho Tu Apna) is a nationwide housing finance scheme of the Ministry of Housing and Works. It provides loans to individuals to build or purchase a home, with a government subsidy.
Prime Minister Shehbaz Sharif introduced the scheme in Islamabad on 30th April 2026. The government has stated that it will be implemented in all the provinces, Azad Kashmir, and Gilgit-Baltistan.
Purpose and Target of the Program
The 5-year plan aims to finance 5 lakh homes at a cost of Rs. 3.2 trillion. The government also says it will keep the construction industry afloat and create jobs. As per the State Bank of Pakistan (SBP), Rs. 71 billion has been allocated as a subsidy for the scheme in the FY2026-27 budget. The other target for the year is Rs. 700 billion in loans, which is expected to facilitate the construction of 1,25,000 homes.
What can the loan be used for?
- Buying a house or flat
- Building a house on your own plot
- Buying a plot and building a house on it
The house limit is 10 marla (2,720 sq ft), and the flat limit is 1,500 sq ft.
Loan Slabs and Monthly Installments
The loan is in four slabs. The installment estimates below have appeared in media reports quoting Finance Ministry documents.
| Rs. 25 lakh | Rs. 16,499 | Up to 20 years |
| Rs. 50 lakh | Rs. 32,997 | Up to 20 years |
| Rs. 75 lakh | Rs. 49,497 | Up to 20 years |
| Rs. 1 crore | Rs. 65,996 | Up to 20 years |
These are approximate figures and are based solely on the fixed 5% markup for the first 10 years. From year 11 onwards, the markup is KIBOR for 12 months plus 3%, so your installment could go up or down. If you’re looking to pay off the Rs. 1 crore loan over a shorter period, then the approximate EMI would be Rs. 79,079 for 15 years and Rs. 1,06,066 for 10 years (as per reports). Financing is 90:10, with the bank providing 90% and the applicant contributing 10% from their own purse.

Benefits of the Program

Latest Updates (October 2026)
- 30 April 2026: The program was launched in Islamabad.
- 14 October 2026: Review meeting chaired by the PM. Reported that 75,198 people have been approved loans to the value of Rs. 448 billion and approximately Rs. 76 billion has been disbursed to around 14,000 people.
- 14 October 2026: application processing time set at 15 working days, number of required documents reduced from 25 to 5.
- 18 October 2026: MoH&W reports that the SBP has issued instructions to banks to reduce the number of property documents.
This demonstrates there’s a gap between the approvals and the actual disbursement. Patience and complete documentation are key when you go to apply.
Difference Between PM Apna Ghar and Apni Chhat Apna Ghar
So many people confuse these two schemes. The federal PM Apna Ghar and the Punjab Apni Chhat Apna Ghar are entirely separate schemes.
| Launched by | PM Shehbaz Sharif | CM Maryam Nawaz |
| Where applicable | All of Pakistan | Punjab only |
| Loan limit | Up to Rs. 1 crore | Up to Rs. 15 lakh |
| Markup | 5% for the first 10 years | Interest-free (0%) |
| Duration | Up to 20 years | 7 to 9 years (sources differ) |
| Condition | Stable income, the bank’s conditions | PMT score of 60 or below in NSER |
| Property | Up to 10 marla | Plot up to 5 marla in cities, up to 10 marla in rural areas |
| Portal | apnaghar.gov.pk | acag.punjab.gov.pk |
If you’re a low-income resident of Punjab, your PMT score is 60 or below, and you have a small plot, then Apni Chhat Apna Ghar may be the better option for you. Salaried / business people with a stable income can look at the federal program.

Conclusion
The Wazir Azam Apna Ghar scheme is a good option for those without a home. The 5% fixed margin, the 20-year term, and the low processing cost make it better than a standard loan. The only caveat is that the installment can be revised starting in the 11th year, so you need to work out the figures based on your own income before applying. Before applying, check the eligibility and documents, use only the official portal, and keep checking apnaghar.gov.pk for the latest information.
